Is this another listings site?

No. Listings sites show you what is already for sale. Terra scores every property in the market to find owners who are likely to sell but have not listed yet. The point is to reach them first.

Where does the data come from?

Public records: county assessor and recorder offices, the Census Bureau, the Bureau of Labor Statistics, and FEMA. We clean and standardize them across markets. You do not need a broker feed or a separate data license.

Do you provide verified lease comps, like CoStar?

No, and we will not pretend to. Verified lease-level rents are not public anywhere. Where we estimate rents, we clearly label them as modeled. Terra gives you an edge in finding and screening deals; it does not replace your diligence.
